About Hellodata
HelloData is an automated market analysis platform for the multifamily industry. The software analyzes real-time data from hundreds of thousands of property websites and public datasets to help identify your closest comps, survey their rents down to the unit-level, and optimize rental pricing.
Giraffe partners with Hellodata to provide comp data across the USA. The Hellodata app helps you define market rents based on comparable projects.
This app requires an annual subscription with the Hellodata add on.

Add the App
Open the App Store in the right hand palette to add the app.
Search Hellodata
Click "Add"
The app icon is the Hellodata logo.
App UI
Search Comps
Use the form and project data to help the app find comps for you.
Fetch Project Details
Click "Fetch Project Details"
A list of all of the drawing layers in your project is displayed.
Each drawing layer also shows a breakdown of units and amenity areas.
Select the layers you want to include in your analysis.
Enter property details
Expand the "Property details" toggle to view the input fields.
If you selected drawing layers from the project in the previous step, your units, levels, and amenity area types will be automatically filled in! You can override these if you wish
Add in your other details that you would like to include when searching for comps:
Property Type
select from the 3 options
Completion Year and Window age
enter numbers for year and number of years old
Building Amenities
enter comma separated search terms
Unit Amenities
enter comma separated search terms
Number of Units
enter a number
Number of Stories
enter a number
Student housing toggle
toggle to include student housing in the search
Search
Select Property Tier
Select search radius (miles)
Click "Find Comparables"
Review Comps
You will be presented with a list of comps that meet the criteria you've provided.
Click "details" to review each property quickly in this view.
Then, click "select" to shortlist a few that you want to review further.
Once you select your shortlist, click "build report"
Review Report
Once you click "build report" the overview, rent roll, and forecast sections are filled with info from your shortlist.
Overview
Click the Overview tab at the top.
See key comp data in one place. Use filters to customize your view.
Click "Download PDF" to get a shareable report.
Summary by Unit Type
A visual roll up of all of the units across your shortlisted properties, with average sqft, days on market, and asking rents.
Overview
Review detailed information on each property, and understand important metrics like pricing confidence, similarity to your project, and more.
Rents by Type
Based on listings in the last 30 days (first_seen or last_seen). Click a property to expand unit listings.
Estimated Rent Roll
Toggle open a property to review it's estimated rent roll, calculated using HelloData's proprietary methodology.
Filter each property by bed, sqft, rents, and more.
Download or copy a csv of the data.
Rent Roll
Click the Rent Roll tab at the top.
Review per-property unit mix and detailed unit tables.
Expand each shortlisted property's unit types to review the availability, price, and NER.
Forecast
Click the Forecast tab at the top.
Based on selected comps, adjust mix and sensitivity to project revenue.
Use the suggested mix to update your project data.
